Malabar Hill

The micro-market

Malabar Hill has been south Mumbai's most considered address for well over a century. It rises above the Back Bay, with the Hanging Gardens and Kamala Nehru Park at its crest and the Banganga Tank tucked into its western slope, and it stays quiet in a way few places this central still do.

Supply is the defining feature. Most of the hill is already built, much of it as older housing societies, so new residences arrive only through careful redevelopment and in small numbers. A view over the bay or the open sea is what separates one building from the next, and those homes rarely change hands.
